Construction Manager

Job Descriptions:

  • As a Construction Manager you will be responsible for maintaining and managing existing and new business relationships and projects and ensuring clients’ needs are met from a management perspective.
  • You will also be responsible for establishing relationships with new clients, developing the company Western team as needed and ensuring that you effectively represent the company and cultivate respected relationships with clients, consultants, architects, sub-contractors and other project stakeholders.
  • Work closely with the ownership group to establish direction for the Western Region
  • Provide leadership and support to current and future staff members pertaining to the Western Region
  • Professionally represent the company Projects as a Senior Manager, and continually expand existing and new client relationships
  • Attend events and networking opportunities to foster strong relationships with existing and potential clients
  • Build and expand the Western Region staff as needed by working with the HR team in Toronto to ensure all best practices are maintained
  • Stay current with industry trends and best practices
  • Manage all facets of construction/project management (estimating, budget, schedule, procurement, quality and risk) for capital repair and tenant renovation projects
  • Provide advice on site regarding construction feasibility, availability of labour, time requirements for construction, and factors related to alternative designs and economies
  • Interpret building plans, regulations and codes of practice in order to direct the progress of work and, monitor compliance with construction documents
  • Provide strategic input into long-term planning for new and rebuild projects
  • Determine and monitor capital budget expenses approved for all projects
  • Ensure projects are delivered on time and on budget and all deficiencies are properly and promptly resolved
  • Able to independently take on multiple and concurrent construction projects with limited guidance through prioritizing project activities and exercising influence over project team
  • Process contract drawings and specifications and ensure that construction scope is built in accordance with the latest set of documents
  • Identify scope changes, if any, between “issued for construction” drawings and “tender” package drawings, processes contemplated changes received from the Architect by soliciting Subcontractor pricing
  • Communicate effectively with Owners and Architects in a professional manner to develop your relationships and ensure repeat business
  • Prepare and submit accurate progress billings/invoices on a timely basis and ensures it reflects all work completed on site to date
  • Monitor, in conjunction with the Project Superintendent, labour and material costs to ensure the budget is not compromised and escalate any discrepancies
  • Conduct project meetings as required and prepare Meeting Minutes for distribution
  • Coordinate, manage and communicate with all subcontractors to effectively deal with problems such as delivery, labour, schedule and payment disputes, evaluate solutions and take the initiative to ensure the best solution is delivered
  • Maintain a good working knowledge of trade unions, their agreements and stipulations
  • Ensure construction project files and documents are prepared, shared and logged with a high level of accuracy and within required timeframes
  • Provide document turnover at completion of project:  project close-out documentation, including as-built drawings, manuals, warranties, building permits, etc.
  • Other duties as requested and required

 

Job Requirements:

  • 10+ years of experience within ICI Construction environment (multi-million-dollar renovation/new build projects)
  • University or College Degree in Project Management, Construction Management, Technical or business-related curriculum
  • PMP (Project Management Professional) Designation
  • Experience in various areas of the construction process, project planning and scheduling, team building and mentoring
  • Ability to read construction drawings, shop drawings and basic understand of mechanical and electrical drawings
  • Advanced understanding of Canadian regulations relating to compliance on building permits and construction codes
  • Proficient in Construction Health & Safety requirements and environmental hazards and controls
  • Proficient computer skills in MS products
  • Strong leadership skills
  • Effective decision-making skills through use of sound judgement and technical knowledge
  • Approaches work with an entrepreneurial mindset, working almost exclusively independently and able to identify when to reach out for professional input
  • Has a customer-service focus and ensures that clients’ needs are met and dealt with professionally
  • Able to garner the respect of the trades
  • Superior communication and interpersonal skills and proven ability to effectively communicate with all levels of the organization
  • Strong negotiation skills with ability to influence team members, vendors, and other stakeholders
  • Ability to take initiative and immediate action to get outstanding items complete
