Assist the Development Director with Pre-Construction Turnover Inspections with Developer's Consulting Engineer.
As instructed by Development Director and the Project Manager, prepare detailed report of deficiencies and observations (with pictures/video) as a matter of record, and distribute to all relevant parties.
Regular follow-up with Consulting Engineer to ensure deficiencies are completed by the applicable contractor in a timely manner.
Review, analyze, provide summary memo to appropriate internal parties (ie. Sales and Marketing) to ensure compliance with Architectural Control Guidelines and requirements.
Review model design and Working Drawings to ensure compliance with Architectural Control Guidelines.
Obtain stamped approvals of Working Drawings, Sitings, and Streetscapes.Review new deals for compliance with Architectural Control Guidelines (i.e. model repetition).
Review general and site specific zoning by-laws including but limited to setbacks, building height, lot coverage regulations and provide a memo regarding potential impacts and opportunities related to model designs
As-Built Review Management:
Manage "As-built" drawing review process (include schedule with applicable parties).
Ensure every model is given an "As-built" review, particularly the first time a new model is built.
Ensure all comments are forwarded to the Architect for incorporation into Working Drawings (any changes made on-site must be noted on these aforementioned drawings).
Provide Sales and Marketing Department with any comments that affect sales brochures.
Maintain a data base of photos and images to reflect these comments.
Sales and Marketing:
Work with Sales and Marketing Department during early stages of model design, and provide input where appropriate and as directed.
Ensure Sales and Marketing Department is provided with most up-to-date and final copies of site plans, warning clauses, etc. (ie. Sound barriers, etc.).
Ensure Marketing is provided with a thorough Siting Analysis, containing information regarding model types, orientations, grading designations, firebreaks, and any applicable development related lot premiums (i.e. fencing, decks, engineered foundation, etc...)
Review approved sitings and update project "Deck Sheet" for any lots that grading has an impact on (Deck Lot to Lookout Basement, etc.) based on the number of risers shown on the siting.
