Jr. Project Manager

Job Descriptions:

  • The Junior Project Manager is expected to be able to perform ever- increasingly complex duties of the Project Manager job description.
  • Reporting to the General Manager, the Junior Project Manager has overall accountability for managing assigned projects from Estimate to Closure including but not limited to safety, schedule and cost management, change management, quality control, sub-contractor management, project documentation and shop drawings.
  • The Junior Project Manager is accountable for decision- making on assigned Projects relative to profit and schedule, and is expected to operate with a high degree of independence.  Significant decisions or deviations regarding budget or schedule (as defined by the General Manager) must be concurred with by the General Manager or President/CEO.
  • The Junior Project Manager works collaboratively with Estimators, Project Coordinators, Superintendents and Administrative Assistants.
  • Assemble Project team and execute assigned projects on time, budget and schedule.
  • Manage and coordinate the design team for design/build projects
  • Single point of contact for all dealings with owners
  • Participate as required under direction of estimating department in preparing estimates and tender responses.
  • Attend pre-job site visits where possible
  • Attend mark-up and/or kick-off meetings as required
  • Assemble project documentation as required including bonds, insurances, construction documentation, etc.
  • At start of the project, review the project scope, drawings and specifications with assigned Superintendent
  • Participate in the negotiation and award of supplier and sub trade contracts
  • Prepare and maintain accurate Project schedules.
  • Monitor, control and report on project progress, (Cost, Budget) to General Manager, then to President/CEO, if requested. Proactively address deviations.
  • In conjunction with Administrative Assistants and/or Project Coordinator, review, track and ensure accuracy of shop drawings
  • In conjunction with Administrative Assistants and/or Project Coordinator, ensure proper distribution of project change information
  • In conjunction with Administrative Assistants and/or Project Coordinator, manage the Request for Information process
  • File and maintain job-related correspondence and documents
  • Ensure site personnel always have the most current information (shop drawings, CCN’s, etc.)
  • Create and issue purchase orders, as required
  • Track invoices monthly, coordinate with company Comptroller regarding payment
  • Maintain positive working relationships and communications with owners, consultants, subcontractors, superintendent, and project team.
  • Lead and maintain minutes of regular project progress meetings with all stakeholders, as required
  • Regularly review project cost/progress monthly with Superintendent.
  • Attend monthly cost review meetings with CFO or Comptroller, or submit required reports
  • Provide monthly, or as required, project reports to President/CEO
  • In conjunction with Project Coordinator, request and coordinate project close-out documentation including warranties, operation and maintenance manuals, as-built drawings, etc.  
  • Project Change management, Sub Contractor management including problem resolution.
  • Dispute resolution including negotiation of change orders, communication with owners, sub trades and internal management
  • Provide support, as required, to Superintendents with dispute resolution and other issues identified
  • Provide work direction and coaching to assigned Project coordinators and other junior staff
  • In conjunction with the Safety Officer, communicate and enforce safety standards.
  • Monitor supplier and sub-trade performance throughout the project, complete supplier and sub-trade evaluations as required by the quality control program
  • Ensure quality of product produced and that client concerns and construction deficiencies are addressed
  • Provide financial support to community events up to $300 per year
  • Promote the company at every opportunity
  • Search out business opportunities through clients and other resources
  • Respect the policies and procedures of the company
  • Perform other duties as required


Job Requirements:

  • Use of project management techniques, pre-project planning, planning/estimating/scheduling, engineering management and construction management.
  • This would normally be acquired through obtaining a university degree or college diploma in a relevant field and at least five years of relevant experience in the management of projects in a construction environment.
  • Substantial experience with project management and planning from concept stage to successful execution.
  • Commitment to high standards of procedural safety and regulatory compliance
  • Commitment to delivering results on time
  • Ability to read and interpret construction drawings and documents.
  • Ability to interpret project specifications
  • Effective communication and interpersonal skills, ability to communicate effectively with others both inside and outside the company
  • Ability to build trust and work collaboratively within a team framework
  • Effective negotiating skills
  • Strong project management, estimating and cost control skills
  • Ability to handle multiple priorities concurrently and prioritize daily tasks
  • Effective organizational skills
  • Extensive knowledge of the Construction Industry and general accepted Project Management practices and principles
  • Working knowledge of building codes
  • Ability to utilize relevant software (excel, Word, Microsoft Project, Outlook, etc.)
  • Possession of or commitment to obtaining GSC certification or PMP designation (construction) 
  • Engineering degree or diploma in a relevant discipline plus professional designation (P Eng, CPM, C. Tech or CET)
  • Experience with construction project estimating and scheduling software
  • 2-3 years experience as an assistant project manager, project coordinator, field engineer/layout person or assistant superintendent would be an asset
  • 3 years experience in the construction industry for a junior position, 5-7 years for an intermediate position. More than 7 years in a junior or intermediate position for a senior project manager
  • Construction site  and site layout experience would be assets
  • Design-build project experience would be an asset
  • Experience in a recognized trade would be an asset
  • Experience as foreman of a construction crew would be an asset
